Place des
Quatre-Bourgeois,
in the heart of Sainte-Foy
Place des Quatre-Bourgeois was built in 1974 at the intersection of the Duplessis Expressway and Chemin des Quatre-Bourgeois, much like most shopping centers of the time: a vast building surrounded by a sea of parking spaces. For several decades, it served as a neighborhood shopping center for residents of the Sainte-Foy Plateau and Pointe de Sainte-Foy, featuring a variety of businesses, including an IGA co-op, shops, services, a pharmacy, and restaurants.
The retail landscape has changed significantly since then, and the rise of e-commerce and the recent pandemic have prompted a reevaluation of business practices.
Acquired in 2019 by Trudel, Place des Quatre-Bourgeois will undergo a transformation in the coming years. The project we are developing will create a vibrant living environment where life is good, combining both residential and commercial uses, all complemented by a large central park that runs through the site, offering residents and the community a pleasant and dynamic place to socialize.
THE PROJECT
- 2000 residential units
- Over 500 affordable housing units ($1,027/month or less) and over 200 PSL units (25% of gross income)
- A 150-room hotel to meet the needs of travelers at Jean-Lesage International Airport (YQB)
- A wide, tree-lined central promenade, a cross-block park with high-quality street furniture, and vibrant green spaces for residents and the public
- – A unique pedestrian shopping district in the greater Quebec City area

For over 10 years, Trudel has made voluntary public consultation a core part of its business model. Because we believe in doing things right, we have held numerous consultation sessions, meetings, and discussions with local residents over the years.

Minimizing our impact
As a dedicated neighbour, Trudel aims to go above and beyond the standards required by Ville de Québec. To minimize the impact inherent to construction activities, our teams will:
Frequently clean public roadways and sidewalks
Cover all trucks carrying loose materials (such as soil, sand, or gravel) with tarps, in compliance with regulatory requirements
Strictly manage worksite hours, trucking schedules, and delivery times
Maintain clear signage for pedestrians and cyclists
Prioritize quieter, less intrusive technologies whenever possible to maximize the peace and quiet of the immediate area
Respond to all incidents reported through our 24/7 dispatch centre at 418-614-1550
