PROJECT UPDATES

Les Galeries Charlesbourg,
A Bit of History

Les Galeries Charlesbourg were built in the 1960s according to the traditional shopping centre model surrounded by vast parking lots. While this approach was common practice at the time, the retail landscape has evolved significantly since then. The rise of online shopping and the recent pandemic have prompted a rethinking of how commercial spaces are designed and used.

Acquired by Trudel in 2019, this strategically located property at the junction of the Saint-Rodrigue and Lairet neighbourhoods in Québec City will be transformed over the coming years. Our goal is to create a unique mixed-use community that combines residential and commercial uses while incorporating industry best practices.

Ultimately, the site will offer a people-first living environment just minutes away from essential services, whether accessed on foot, by bicycle, by car or through public and active transportation. The project will be located near the VéloCité corridor and the future Charlesbourg hub of Québec City’s tramway system. Quality of life is at the heart of the project and will be reflected through pocket parks that integrate green spaces and gathering areas between the various buildings. Numerous large-canopy trees will be planted, and benches, tables and other urban furniture will be installed throughout the site.

THE PROJECT

  • 2000 residential units
    • More than 250 affordable housing units ($1,027/month or less), including more than 150 RSP units capped at 25% of gross income
  • A 150-room hotel providing quality local accommodation
  • Directly connected to and located in close proximity to the VéloCité corridor and the future Charlesbourg tramway hub
  • A covered shopping promenade featuring more than 50 neighbourhood-oriented businesses, including a grocery store
  • Nearly 800 parking spaces serving the commercial component
  • Parks, green spaces and gathering areas throughout the site, featuring urban furniture and large-canopy trees, adjacent to existing green areas such as the 41st Street natural open spaces
  • A graduated density approach designed to integrate harmoniously with the surrounding neighbourhood and existing urban landscape
